Short-Term Rental Agreement

This Short-Term Rental Agreement (hereinafter: the “Agreement”) is entered into and made effective as of the signing date below, by and between the Property Owner/Operator (“Owner”) and the Guest (together referred to as the “Parties”).

Terms not specified in this Agreement shall be governed by the House Rules or Reservation Policies, which are provided separately by the Owner and form an integral part of this Agreement.

1. Accommodation Terms
   1. Check-in time is from 2:00 PM, and check-out is no later than 11:00 AM. Late check-out is subject to availability only. For late check-outs between 11:00 AM and 5:00 PM, an additional charge of 50% of the daily villa rate will apply. For check-outs after 5:00 PM, the full daily rate will be charged.
   2. The Guest agrees to comply with all local laws and the House Rules provided by the Owner.
   3. The Guest must behave respectfully and be a good neighbor, respecting the rights and peace of others. Any serious disturbance may result in immediate termination of this Agreement without refund.
   4. Only the number of guests listed in the booking are allowed to stay at the property. If unregistered guests are found on the premises, a penalty of $100 USD per guest per night will be charged. These charges may be deducted from the security deposit or invoiced separately.
   5. Pets are not allowed at the property. No exceptions apply.
   6. The Guest is responsible for any damage or breakage caused during the stay. A security deposit of $300 USD applies to direct bookings and will be refunded after check-out, provided no damage is found.
   7. Smoking is strictly prohibited inside the rooms. If smoking is detected indoors, a cleaning fee of 3,000,000 IDR will apply.
   8. Parties, events, or loud music are not permitted without the Owner’s written consent. Our security team may intervene to ensure a peaceful environment for all guests and neighbors.
   9. The Owner or their representatives have the right to access the property with reasonable notice, or without notice in emergencies.
   10. The Guest may not make any physical or structural changes to the property without written consent from the Owner.
   11. By signing this Agreement, the Guest waives and releases the Owner from liability for any injury, damage, or loss during the stay, including the loss of personal belongings.
   12. Air Conditioning Use: The Guest agrees to use the air conditioning only when present in the villa and with all doors and windows closed. When leaving the villa, the Guest must ensure that all air conditioning units are turned off.
   13. The Guest agrees to follow local customs and respect Balinese traditions, including quiet hours, temple days, and ceremonies. The Owner is not liable for disturbances due to local religious or community events.
   14. The Owner shall not be held liable for any loss, damage, or delay caused by force majeure events such as natural disasters, power outages, governmental actions, pandemics, or civil unrest.
   15. Guests are strongly advised to obtain travel insurance covering trip cancellation, loss of belongings, medical expenses, and accidents during the stay.
   16. The Owner may assist in arranging third-party services (e.g., tours, massages, transport), but is not responsible for the performance or safety of those services.
   17. The Guest uses the private pool and other villa amenities at their own risk. Children must be supervised at all times.
   18. In the event of serious complaints from neighbors or repeated violations of the House Rules, the Owner reserves the right to terminate the booking immediately without refund.
   19. A fee of 500,000 IDR will be charged for lost villa keys or damaged locks.
   20. If airport transfer is provided, the Guest is responsible for confirming arrival details at least 48 hours in advance. Delays or missed pickups due to incorrect information are not the Owner’s responsibility.
2. Cancellation PolicyCancellations are permitted up to 60 days before the arrival date for a full refund.No refund will be given for cancellations made within 60 days prior to the arrival date.
3. General Conditions
   1. Any change or addition to this Agreement must be made in writing and signed by both Parties.
   2. Official notices may be sent by registered mail and are deemed received within 96 hours of mailing.
   3. This Agreement, together with the House Rules and Reservation Policies, constitutes the entire understanding between the Parties and supersedes all prior agreements or communications.
